Question 1: I have a good relationship with my clients, why do I need this?
As you grow as an agent you'll get inbound leads from your brokerage, website, ads, etc. These clients won't be as loyal and way harder to close. You'll want this service to see if they fall off and work with someone else. If they're under an active buyer agency agreement you can get commission. At the bare minimum you can see which client you lost and look back at your outreach to see what you could have done differently.
